We are seeking a Project Manager / Quantity Surveyor (QS) to oversee the planning, coordination, execution, and commercial management of construction, interior fit-out, tensile membrane, pergola, and architectural projects. The role will manage project schedules, site activities, contractors, consultants, procurement, budgets, BOQs, valuations. Key Responsibilities Your duties will include, but not be limited to: · Plan, coordinate, and deliver construction, interior fit-out, tensile membrane, pergola, and · architectural projects from commencement to final handover. · Develop, update, and monitor project schedules using Microsoft Project or other · approved planning tools. · Coordinate clients, consultants, designers, suppliers, subcontractors, and internal teams. · Conduct regular site inspections to monitor quality, workmanship, safety, and project · progress. · Prepare project execution plans, weekly work programs, progress reports, meeting · minutes, and project documentation. · Identify project risks and implement corrective actions. · Ensure projects are completed within scope, budget, quality standards, and agreed · timelines. · Manage project handover, snagging, defects rectification, and close-out documentation. · Prepare BOQs, cost estimates, tender documentation, and quantity take-offs. · Review quotations, prepare comparison reports, interim valuations, payment certificates, · and final accounts. · Monitor variations, claims, subcontractor payments, and project costs. · Support procurement by preparing material schedules and reviewing purchase requests. · Assist management in preparing commercial quotations and pricing. · Maintain confidentiality and perform other duties assigned by Management. Key Performance Indicators (KPIs) · 95% of projects delivered on or before the agreed completion date. · Maximum project budget variance of ±5%, unless approved by Management. · Weekly project progress reports submitted every Friday. · Daily site inspections for assigned projects with proper records maintained. · Zero unauthorized procurement or purchases. · Client satisfaction score above 90%. · Complete project documentation and handover records submitted on time. · Minimize project defects, rework, and safety incidents.
